A roof inspection was performed on a home in Orinda California.   The roof inspection found a 3-tab composition roof that required some roof repairs.   The roof inspection explains how this roof had plumbing vent flashings that were both installed correctly and incorrectly.   A vent flashing is installed correctly when the bottom course of shingles is under the bottom edge of the base flashing.   A vent flashing is installed incorrectly when the bottom edge of the base flashing is buried underneath the bottom course of shingles.  This means that the entire vent flashing is sitting on top of the felt payer under the shingles.  Over time, the mastic will crack around the flashing allowing rain water to penetrate through the mastic and directly on top of the felt paper that could cause future roof leakage.  The roof inspection found that roof repairs are now needed to remove the roofing material from around the flashing and to re-roof around the flashing properly.  Check out our roof inspection and roof repairs video.
