Our roofers completed an inspection on a home in Berkeley California.   The home was found to have a roof with a 3-tab composition roofing material.   The age is approximately 15 years old with 5 years of life left.  The roofing contractors indicate that the vents were installed correctly and that the roof was installed professionally.   The roofers also indicate that this home had a back patio roof with a roof pitch of less than 2.5/12, which required a flat-roof application.  The back patio roof was installed correctly using a rolled roofing material called "torch down", which is installed by using a propane torch.   It is installed similar to a welding fashion where a bead is made with a hot torch along the seam line to seal the seams together by the use of heat.   The roofing contractors compare this proper flat-roof application to a neighboring roof where a homeowner installed dimensional composition roofing material over a flat-roof area, which is an improper application in the roofing industry.   If our roofers were performing an inspection on the neighboring roof they would require that the dimensional composition be removed from the flat-roof patio area and that it be re-roofed with a flat-roof application type roofing material.   See the video by our roofing contractors demonstrating the difference between these two types of roofing applications.
