An inspection was completed on a home in Lodi California by one of our roofers.  Our roofers found that this was a home with a 20-year old shake roof.    In many cases, shake roofs are estimated to last for 20 years, after which time you are looking at the need to replace the roof.   Our roofers found that the life of this shake roof can be extended after some general repairs are made to it.   One of the important factors, in whether or not, a shake roof needs to be replaced, depends on how much southern exposure the roof has to the south sun.  Our roofing contractors explain that this home has mainly an east & west exposure - meaning that these two sides of the roof are not exposed to the sun all day.  Homes with south exposure, usually have the south side with the most dry, brittle and worn shakes from being exposed to the sun as it rises in the east and sets in the west.   Our roofing contractors explain that this roof will have 5 years of life remaining after these general repairs have been made.   Most roofers will not hesitate to call these types of roofs for a re-roof and will almost never consider repairing these roofs as an option.
